EPEA AND MADASTER IMPLEMENT MATERIAL PASSPORTS FOR THE BUILT ENVIRONMENT IN TAIWAN
Staedion has started using the Madaster material passport. The goal is to ensure materials remain available indefinitely. Registering materials provides those materials with an identity. This makes it easier for them to be reused. Staedion, therefore, intends to create passports for all the materials that become available during the construction, maintenance and renovation of buildings. Material passports contain information on the quality, origins and location of materials contained in buildings. Staedion is conducting a pilot project of material passports for 750 of its houses, in both new and existing housing complexes.
CONTRIBUTIONS TO CO2-NEUTRAL HOUSING STOCK
The registration of materials means new considerations can be made during the design, construction, maintenance and renovation of buildings. Financiers can also use material passports to derive the value of materials when determining the total value of a real-estate object. Registration and documentation of construction materials also ensure that those materials will never anonymously disappear as waste. This makes it easier for them to be reused. The use of these passports, for example, also strongly contributes to a CO2-neutral housing stock.
LESS WASTE WHILE PRESERVING RESOURCES
‘We want to further improve the understanding and reuse of materials in construction, renovation and maintenance. The pilot project concerns a total of 750 homes’, says Dré Boidin, director of Maintenance and Property at Staedion. ‘We are doing this to ensure that we are producing less waste and will not run out of raw materials for our children and grandchildren.’
10% CIRCULAR MATERIAL
The goal is to use 10% circular materials in our buildings, by 2025. This pilot project is in line with Staedion's objective of being able to manage its business operations on the basis of real estate data, and contributes to Staedion's sustainability ambitions. This pilot project will be evaluated in January 2021, which will then clearly show how Staedion will be able to use Madaster. Together with Madaster, Staedion has taken the initiative to establish a user group. In this group, housing corporations share knowledge and experience to improve the use of material passports. The first housing corporations have already signed up to participate.
MADASTER IS AN ONLINE LIBRARY OF MATERIALS
The Madaster platform functions as a public, online library that documents materials and buildings, similar to the registration of land parcellation and ownership in a land registry, which can also be used to monitor the degree of circularity. ‘Madaster offers users more than a centrally located overview of all real estate,’ according to Jeroen Broersma, business developer at Madaster. ‘In addition to insight into the materials and products used in buildings, the degree of circularity and the financial value are also outlined. Madaster offers property owners and managers the opportunity to really build a sustainable future.’
Staedion intends for all its houses to be CO2-neutral, by 2050. Sustainable housing offers the occupants additional comforts and enables them to reduce their energy costs. Together with residents, Staedion aims to make energy consumption more sustainable, to reduce energy costs and make the residents feel more at home.
